I'm guessing she goes to meet the principal on a different day and sees him with another woman, so then the janitor tells her about all the other women he's seen the principal have affairs with. The two then get close and things happen.

Side note, I wonder if we'd ever get an explanation for why Lizana is so attracted to old men. More often than not she just happens to find herself in these unexpected situations, but here she seems rather affectionate towards the janitor since it looks like she's the one making the first move.
